New T&G decking at gallery. New structural repairs and metal handrail at second floor. Repair and replace "in kind" of exterior siding, exterior stucco, and exterior trim elements. Relocation of select MEP at first floor. New ADA accessibility ramp at first floor. New paint at interior and exterior.
