We have reviewed the provided blue prints, and as discussed on our onsite inspection we are willing to bid out the project in phases. The following is for phase 1 as described below.
Demo and dispose of the damaged front room of the structure, removing all the contents of the apartment located on the second floor minus the antique buffet/dresser. We will salvage and save as much of the old joists and beams as possible with the intent that material will be used in the final renovation as decorative or accent pieces to help display the historic features of the building as desired.
Brace and rebuild from the bottom up, the front wall that is facing Esplanade Ave. We will follow the blueprints that were provided. If we run into any issues that will not allow us to follow as prescribed, we will stop work, consult with client and/or architect as needed, and get any change orders in writing and signed off by client prior to resuming work.
The following 2 change orders have already been approved by client:
1. we will agree to make the "front door" as described in the blue prints from a single door to a double door.
2. Install 3 Boulards near front of building, client will help determine final locations and paint color.
Balconies will go from 2 separate balconies to 1 balcony as outlined in the provided blueprints.
