As we’ve looked at our approved deck project vis a vis new construction next door, we believe it’s important to have some privacy for both parties between our rear garden and the rear neighbor. We are a corner lot, and as such our rear yard directly abuts the side of our neighbor to the south. That house is now undergoing renovations, which were recently reviewed by the HDLC and Zoning Board.
The properties to our rear (729 Ninth St and 725 Ninth St) were previously a single large lot with a single residence, dating to the same period as ours, largely intact. That large property has been divided into two lots with a new zero-lot line on the south face of the reconfigured existing house, and a new residence next to it.
The existing house has opened previously boarded windows which now look directly into our property. As the zero lot line on the south side of the house prevents new windows, the only aspect for the entire north side of the house is our rear yard, and our new deck.
In the spirit of indoor-outdoor living that is an enormous part of traditional New Orleans housing, and to create good-neighbor privacy for both parties we’d like to cover our new deck with a simple metal roof, with wood posts to relate to the existing house architecture. Please note: this is an open-air structure - a covered porch only for outdoor seating - with no insulation and no screening, We have no desire to create an enclosed porch now or in the future.
