Scope of work to be performed at 1212 Esplanade:
Replace 2 sheets of plywood with louvered shutters on downstairs windows
Replace 2 sheets of plywood with louvered shutters on upstairs windows
Repair the gutters, replace any damaged moulding, and seal all gutter joints
Repair the middle louvered shutters on the upstairs
Repair and reinstall the original balcony railing using Newel posts of the proper dimensions.
Repair damaged decking and paint the porch
Repair any deteriorated weatherboards and paint all new replacements.
Stucco over the exposed brick at the front of the house.
Replace the missing bracket on the top of the porch with an exact copy.
Paint the balcony
Paint the ceiling above the porch
Repair and reinstall the original windows on both sides of the house. No new window instillations.
Replace plywood on the main right entrance.
Install a threshold to provide a seal on the left hand front door.
Replace and paint the column bases that are deteriorated.
Paint exposed wood where there is chipping/peeling paint
Repair/replace deteriorated molding, in kind, as needed
