Selective exploratory demolition at two existing balconies (one left side, one right side) of the building at 3801 St. Charles Ave. Remove existing tile, setting bed and underlayment to expose the underlying framing for condition assessment by the project's building envelope consultant, structural engineer and architect. Existing railings, posts and exterior finishes remain in place. No change to the building's exterior appearance. Openings will be temporarily covered and weather-protected until permanent repairs are designed and permitted separately. The two existing oak trees along Peniston St. will be protected throughout the work; no limbs will be cut or removed.
