Convert existing tub alcove to walk-in shower: non-structural framing for niche and bench, Hardie backer, waterproofing membrane, Tadelakt plaster finish, ceramic tile floor, ADA grab bar, and glass enclosure. Replace shower valve and drain and replace vanity/sink at existing locations — no relocation of plumbing fixtures or supply/drain lines. Replace existing gas water heater with electric tankless unit, including dedicated circuit, breaker, and disconnect from existing panel. Replace GFCI outlet in kitchen, check existing outlets and breakers, and replace two existing ceiling light fixtures with ceiling fans. Repair four existing windows (sash balance replacement only — no window replacement). Repair small section of existing iron fence at right side of home. Paint bathroom walls/trim and exterior front steps. No structural work, no change to building footprint, no alteration to exterior openings.
