VCC General Work Permit

Structural repairs at rear gallery per attached materials stamped VCC approved 08/31/2026, as follows:
Replace/add new CMU piers with stucco finish as indicated. Replace existing sill with pressure treated 6x6.
Sister and/or replace joists at porch, second floor, and attic as indicated. Install concealed Simpson ties and joist hangers.
Replace columns with new solid 6x6 posts, with concealed Simpson column caps and Simpson column bases extending into new footer as indicated. Trim at base, shaft and capital to match existing in size, profile, dimension, reveal, material, color, finish, attachment and exposure. Reinstall existing railings.
Reinstall first floor louvered screening. Paint all work to match existing in color and finish.
