Note: the parapet wall on the front of the residence is in poor condition and very unstable. No pricing is included in this estimate for the parapet wall - remove all layers of existing roof to expose decking, redeck entire surface with 1/2" cdx plywood decking over the existing 1" x decking,
Install a self adhering 4" strip over all plywood joints in the roof decking,
To install a fully adhered secondary water barrier membrane (ice and water shield) over the entire roof deck in place of the one layer of felt, install new drip edge around entire perimeter of roof,
install precut starter strips on the perimeter of the roof,
install a limited lifetime warranted architectural shingle with premium hip/ridge cap shingles,
replace all lead flanges and galvanized jack and caps as needed,
reuse all existing flashing, Remove the four chimneys down to below the roof line and dispose of the debris properly. Deck over the chimney hole/s with new plywood as needed. Note: Without proper ventilation the chimneys are not functional and should never be used. Robertson Roofing is not responsible for altering or removing the chimney/s from below the roof line,
--- TPO Flat Roof Replacement --- Remove (one layer only) the existing flat roof membrane, Install a 1/2" hd polyiso insulation over the entire roof surface, Install new 26 gauge painted steel flashing, Install a 60 mil TPO membrane flat roof system according to the manufacturers specifications.
