VCC General Work Permit

To correct violations cited in case 25-02664-VCCNOP, per attached materials stamped VCC approved 03/19/2026.
Remove wall-mounted HVAC units and repair wall to match existing stucco finish as needed per VCC stucco and mortar handout, attached. Relocate equipment to service ell roof. Route condensate lines as indicated. Paint all remaining exposed conduit, piping, etc.to match adjacent surface to minimize visibility.
Install one (1) new condenser and two (2) new water heaters, as indicated on service ell roof.
Replace rear four-lite casement window with new three-lite in-swinging casement window. Must be Spanish cedar or mahogany, true divided lite and single glazed. Muntin profile to match historic windows elsewhere on site.
Remove lights from courtyard and rear service ell and install new Remcraft 100-series fixtures, lamping per attachment.
NOTE: Permit issued in response to violations. Work shall commence within 30 days from the date of permit issuance. Work must be completed no more than 60 days after work begins. Owner will call VCC for final inspection upon completion of work. Penalty fees may apply because of improper or unauthorized work.
