Exterior repairs to address violations cited in case 23-07956-DBNVCC, per attached materials stamped VCC approved 02/06/2026, including:
Perform structural repairs at crack in service ell masonry wall, using Simpson heli-ties and VCC mortar formula. Helibond grout not approvable.
Modify existing mechanical equipment platform, retain units in courtyard. Relocate rooftop unit and install railings.
Replace millwork at several openings in courtyard. Provide full shop drawings for VCC review prior to fabrication and installation.
Modify service ell roof, install mortar cap. Install louvered shutters in rear dormer, repair/paint dormer as needed to match existing.
Repoint masonry utilizing mortar mixed and applied per the VCC standard detail sheet (attached). Any deteriorated, cracked, or broken bricks shall be replaced to match existing in color, size, material, porosity, detail, profile and exposure. All reinstalled masonry must be properly "toothed in" to existing masonry wall, using VCC mortar formula (attached). VOIDS IN THE BRICK ARE NOT TO BE FILLED WITH MORTAR. BROKEN, DETERIORATED BRICKS MUST BE REPLACED WITH BRICKS MATCHING THE PREVIOUS.
All mortar to be mixed using the VCC recipe (attached) with a maximum of 1 part Portland Cement, to 3 parts lime, to 9 parts sand, and enough water to form a workable mix. Prepackaged mixes are not permitted. The resulting mix should range in color from off-white to beige but should not be grey or white in color.
