To repair and renovate building as per Architecture Committee approval of 11/25/2025 and materials stamped VCC approved 02/20/2026. Work includes:Ref code 48GFA1
• Installation of three (3) new 8” round tie backs on the Dumaine elevation. Tie backs to be painted to match the building’s stucco
• Sounding and removal of any damaged or missing stucco to be repaired with new stucco as per VCC standard details (attached)
• Repair/replacement of wood windows to match existing
• Installation of new steel lintel at ground floor opening and repair of surrounding stucco to match adjacent openings
• Repair shutters at the second and third floor of the Decatur St. elevation to match existing
• Removal of the rooftop mechanical unit currently servicing the neighboring building at 911 Decatur St. Retention of other rooftop mechanical units with the existing venting through the window opening to be removed
• Repair existing slate roof to match existing. At rear flat roof, coat existing TPO roofing with 100% silicone roof coating for TPO in grey color
• Remove all existing, unpermitted and/or unshielded light fixtures
• Install two (2) new can lights to the underside of the gallery centered between the gallery posts
• Fixtures shall be prefinished white to match adjacent building surface.
• All wiring shall be placed in conduits. All conduits shall be placed along the inside corners of building surfaces as much as possible, such as along gallery/balcony purlins at the deck line, and painted to m
