To structurally reinforce ground floor openings with the installation of new steel members and install new millwork, per Architecture Committee approval of 11/25/2025 and materials stamped VCC approved 01/06/2026, respectively. Work includes:
• Repair of ground floor masonry as needed and as per VCC standard details (attached)
• The installation of C10x25 steel columns in the jambs of each ground floor opening
• The installation of new 5/8” diameter threaded rods through the masonry between the openings to bolt the steel jamb of one opening to the steel jamb of the neighboring opening
• The installation of two new W6x12 steel header beams with a 3/8” stiffener plate at each ground floor opening
• All new structural steel to be completely concealed within stucco or wood trim so that no steel is visible
• The installation of new wood and glass (clear tempered glass approved if desired) French doors at the ground floor openings on the Bourbon St. elevation including a new single leaf French door at the location of an existing metal gate. All other openings to received true French doors.
• All millwork to be painted to match existing color and sheen unless permitted separately
