he proposed project consists of closing in the existing side porch to convert it into living space, thereby increasing the home’s functional square footage while maintaining structural integrity and consistent exterior aesthetics.
Scope of Work:
Exterior Construction:
A new exterior wall will be framed and constructed to fully enclose the existing side porch. A new side entrance door will be installed with a small deck landing and stair access. Two (2) new windows will be installed in the new exterior wall, and one (1) new window will be added in the existing back bedroom. The existing siding on the right elevation (as viewed from the street) will be removed and replaced with cement board siding to match the new exterior wall.
Interior Construction:
Two (2) new interior partition walls will be added to create closet spaces. Electrical improvements will include the installation of new outlets and lighting fixtures as required. Interior finishes will be completed with drywall, painting, and flooring.
Code Compliance:
All construction will comply with applicable residential building codes, including structural framing, insulation, energy code requirements, and electrical work in accordance with the National Electrical Code (NEC).
