Per attached materials stamped VCC approved 10/31/2025:
Repoint masonry as needed using VCC mortar formula, attached.
Reinstall collapsed cornice on Burgundy elevation, reusing historic material. All replacement millwork to match existing in size, profile, dimension, reveal, material, color, finish, attachment, and exposure.
Reinstall existing cornice over second floor window on Esplanade elevation.
Replace deteriorated bricks as needed. All reinstalled masonry must be properly "toothed in" to existing masonry wall, using VCC mortar formula. Any deteriorated, cracked, or broken bricks shall be replaced to match existing in color, size, material, porosity, detail, profile and exposure.
Remove spray foam on exterior.
Repair garage door to match existing. Replace two windows on rear of main building, to match existing. Remove rear mechanical penetration, bricking up and stuccoing opening to match existing, per attachment.
