VCC General Work Permit

Exterior Building
1) Tuck point areas of need (SE elevation at 3rd floor/Dauphine St. side). VCC mortar mix will be applied to all areas of need.
2) Repair and paint stucco cracks in frieze/façade along Toulouse (front)
a. Plan to assemble lumber scaffold on third floor balcony to safely access and thoroughly repair/repaint with existing color
3) Minor repairs/replacement of any rotted wood soffit or deck boards. Prime and paint
4) Minor slate roof repairs to re-secure loose tiles, add flashing, paint cold-galvanizing/zinc coating on areas of exposed/rusted galvanized flashing
5) Repair/replace any failing gutters/flashing and soffit.
6) Repair/Replace/Repaint shutters that have failing hinges or have come unattached.
7) I typically work with Helm Paint and use Benjamin Moore products or Sherwin Williams and will match existing paint color profile.
8) Any new deck boards required will be 5/4 T&G treated and match existing.
9) Any discovered rotted wood will be replaced in kind. Spanish Cedar or Cypress for any exterior features, sills, etc. that are found to be in need.
Exterior Courtyard/Flagstone
1) Due to use of heavy lifts and equipment from the installation of the new slate roof in 2022, a number of the flagstones in the courtyard and carriageway were damaged or came loose as the mortar cracked between sections. Many have shifted and have also moved due to the Oak roots that have caused further joint failure and have loosened most of the stones. Our pla
