Renovate three Blue rated buildings on property, per attached materials stamped VCC approved 06/27/2025, including:
Extensive masonry and stucco repair throughout, removing delaminated stucco as needed and repointing masonry, per attached typical detail sheet. Prepackaged mortar and stucco mixes are NOT allowed.
Repair/replace millwork as indicated. Millwork shop drawings must be provided to staff prior to fabrication and installation. Historic materials must be kept on site for comparison until permit closeout. New doors at first floor, rear elevation of main building require additional submittal for review at Committee and Commission level. ALL REPAIRS TO MATCH EXISTING IN SIZE, PROFILE, COLOR, MATERIAL, DIMENSION, REVEAL, ATTACHMENT, FUNCTION & DETAIL. NEW WOOD TO BE SPANISH CEDAR, MAHOGANY OR RED GRANDIS. WINDOWS AND DOORS MUST BE SINGLE GLAZED, WITH TRUE DIVIDED LITES. ALL WOOD MUST BE BACKPRIMED AND PAINTED.
Modify metal cap flashing as indicated in VCC notes in drawing set, and per 05/14/2025 Commission approval. Retention temporarily allowed if modified, until the cap or roof reach the end of life and require replacement.
Install new mechanical equipment as indicated.
Remove and reset pavers, and modify courtyard drainage as indicated.
Submit specs for lighting and door hardware for additional review and approval at staff level prior to purchase and installation.
