Renovation (Structural) Permit

The scope of work for 1545 Phillip Street includes two main components: the addition of a residential elevator shaft and the replacement of the existing front metal fence with a taller, more secure design.

The elevator shaft will be annexed to the side of the house, constructed with a wood-framed structure using 2x6 studs on a concrete footing, and extending from the first to the second floor. Existing windows on the first floor (den/living room) and second floor (bedroom) will be modified to serve as hoistway doors. The exterior of the shaft will feature lap siding, soffit, and fascia materials that blend seamlessly with the home’s current finishes, including stucco, siding, and brick, ensuring the addition complements the existing architecture. Parapet or cornice details will also be included to maintain design cohesion.

The fence replacement involves removing the existing 4-foot-tall metal fence and installing a taller metal fence for enhanced security. The new fence will feature vertical spindles between posts spaced 6 feet apart, supported by a leveled curb wall. A motorized sliding gate for vehicular access, approximately 10 feet wide, will align with the existing driveway apron, while a recessed pedestrian gate will include an adjacent mailbox. No changes to the driveway, sidewalk, site grading, or utilities are proposed.
