-Complete rehab of the existing two-family rental property with current footprint. Exterior appearance will be unchanged except for the replacement of wooden deck with concrete deck on the front porch.
-Cleanup and demolition of all rotten wood and drywall. Salvage of any flooring, beadboard, or other materials that are useable. Preservation of existing roof decking, framing, siding, tiles, joists, and trim wherever possible.
-Replacing existing framing wherever necessary. Addition of load-bearing center wall and attic wall. Addition of hall closets and bedroom closets.
-Replacement of roof. This includes replacing or sistering any rotten or compromised rafters, adding plywood to existing decking, and felt paper, shingles, drip edge, gutters.
-Patching of siding wherever it is missing. Caulking seams and around doors and windows. Scraping, priming, painting exterior.
-Removing, rehabilitating, and reinstalling all windows. Replacing front doors and transoms.
-Addition of masonry to front porch and pouring of concrete deck and stairs.
-Addition of 8’x12’ laundry room in the back of the west side of the double. This includes partial demolition of existing laundry room, digging and pouring foundation, building piers, sills, framing, roof, plywood, siding, door, concrete stairs, and railings.
-Installation of plywood subfloors and hardwood flooring. Tile for bathroom floors.
-HVAC: 2/ 2-ton systems. Installation of a 15.2 SEER 2 Goodman Condensing unit with matching coil
